South on I-77 or southwest on South Tryon Street (Highway 49) where it meets the southwest corridor of the city near Highway 160 is an area referred to as Steele Creek or Southwest Charlotte.    This is an area that saw tremendous growth in the 2000-2009 decade bringing thousands of new residential options to these communities.

This is also one of the primary areas slated for residential and business growth in the near future.

The I-485 corridor intersects Highway 49 near Arrowood Blvd.  Farther south past Carowinds Blvd. are more newer neighborhoods with attractive affordability.   With these newer community neighborhoods it is not uncommon to find walking trails, club houses, playgrounds and community swimming pools as amenities. The area has also spurned new retail and restaurant growth witness the growing Rivergate Shopping Plaza.  CMC Hospital has just added a new emergency care facility near Rivergate.  The new Charlotte Premium Outlets just opened in late summer 2014 at Shopton Road and I-485.

Near the Premium Outlets is Berewick covering an 1,050 acre tract.   Berewick is a mixed-use development which includes office and retail space, and multi-family housing in the TownCenter. Berewick also offers several neighborhoods with single-family homes ranging from $180,000 to $500,000.

Another newer community is The Palisades, covering 1,600 acres of a Lake Wylie peninsula just south of N.C. 49. It offers a Nicklaus Design championship golf course, country club, equestrian center, soccer complex and nature trails. Homes at The Palisades range from the $400s to over $2 million.

With million plus dollar homes, The Sanctuary is a 1,300-acre community off Shopton Road West on the shores of Lake Wylie, is one of the most unique developments in our entire area.  Homesites range from 2 to more than 13 acres, averaging about 5 acres.  Green building techniques to conserve energy and preserve open space.  Twenty miles of nature trails, 200 acres of natural areas, a 17-acre lakefront community center with swimming pools, tennis courts, a fitness center, kids’ room, playground, an amphitheater, picnic areas and a boating center.

Something for everyone!  The June 2014 average price for zip code 28278 is $210,000 which represents 13.5% average price increase from 2013 – attesting to the growth, affordability and popularity of this area.
